This is where I live — I bought here before I brought a single client through, which is the only endorsement I can honestly give. Nine floor plans ranging from approximately 1,465 to 2,680 square feet. No through streets — the layout is dead-ends and loops only, which meaningfully reduces cut-through traffic. Full gutters, Bermuda sod with irrigation, quartz countertops, and shaker cabinets all standard. HOA approximately $28 per month. Right for: Buyers who want newer construction (2021 and later), a quieter street environment, D.R. Horton's national warranty backing, and low carrying costs.
CARMEL CREEK
Hutto's most amenity-rich master-planned community, located at the intersection of SH-130 and US-79. Six different builders — Pulte, David Weekley, Highland, Lennar, Village Builders, and M/I. Resort-style pool with a pavilion and gas grill, community trails, dog park, and basketball court. Build-out completed 2022. HOA approximately $180 per quarter. Right for: Buyers who prioritize amenities and want the flexibility of choosing between multiple builders at different price points.
EMORY CROSSING
Taylor Morrison single-family homes on 40-foot and 50-foot lots, plus David Weekley townhomes. Full amenity package: pool, soccer fields, playground, outdoor fireplace, trails, and event pavilion. Home sizes approximately 1,282 to 2,984 square feet. Actively selling. HOA $195 to $255 per quarter. Right for: Buyers who want a broad range of square footage options, an active social environment, or the townhome option as an entry point.
HUTTO HIGHLANDS
Hutto's most established master-planned community, roots going back to 2006. Downtown-adjacent. Highlands North expansion active with Saratoga Homes, Ashton Woods, and Meritage. Lot sizes 0.15 to 0.33 acres. Home sizes approximately 1,508 to 3,313 square feet. Community park, no pool. HOA under $250 per year. Right for: Buyers who want an established neighborhood with mature landscaping, more lot depth, and proximity to downtown Hutto.
COTTON BROOK
Single-builder Lennar community in two sections — Ridgepointe (140 homes) and Highlands (239 homes). Everything's Included standard. Pool, clubhouse, playground, trails. Off Carl Stern Drive east of FM 1660. HOA approximately $55 per month. Actively selling. Right for: Value-focused buyers who want no upgrade surprises.
MAGER MEADOWS
Sold-out D.R. Horton community built 2018-2021 — resale only. Mostly single-story, approximately 1,462 to 2,330 square feet. Brick and stone with HardiPlank siding. North of US-79 off FM 1660. No pool or community park, minimal HOA. Right for: Buyers who prefer single-story living and want an established community with documented resale history.
LOOKOUT AT BRUSHY CREEK
A completely different product and buyer profile. Custom and semi-custom estate homes averaging 3,400+ square feet on lots ranging from one to eight or more acres. Rolling terrain, no fences, community lake at the entrance. Built late 1990s to early 2000s — mature trees, established community. Right for: Buyers who need space, privacy, and a custom home on acreage inside Hutto city limits with Hutto ISD access.
